PART 1 – GENERAL

A. Notice to Bidders: Selected Bidders are invited to submit Bids for Project as described
    in this Document in accordance with the Instructions to Bidders.
B. Project Identification: The Barrington Exterior Refinishing - PN: 20230809001
    1. Project Location: 1200 Meadowbrook Rd, Jackson, MS 39206.
C. Owner: THE BARRINGTON CONDOMINIUM ASSOCIATION, INC..
    1. Owner's Representative: Lee Greer.
D. Architect: Purser & Company, PA.
E. Project Description: Project consists of Exterior repair including windows, doors, EIFS,
    sealants & Paint as well as repair to concrete parking deck and waterproofing.
F. Construction Contract: Bids will be received for the following Work:
   1. General Contract (all trades).

1.2 BID SUBMITTAL AND OPENING
A. Bid Submittal, Printed: Owner will receive sealed Bids until the bid time and date at the
    location indicated below. Owner will consider Bids prepared in compliance with the
    Instructions to Bidders issued by Owner, and delivered as follows:
    1. Bid Date: June 12th, 2024.
    2. Bid Time: 2:00 p.m., local time.
    3. Location: 1200 Meadowbrook Rd, Jackson, MS 39206,
    4. Bids will be thereafter privately opened.

1.3 BID SECURITY
A. Submit bid security with each Bid in the stipulated form and in the amount identified in
    the Instructions to Bidders.
B. Bid security shall be submitted with each bid in the amount of 5 percent of the bid
    amount. No bids may be withdrawn for a period of 60 days after opening of bids.
    Owner reserves the right to reject any and all bids and to waive informalities and
    irregularities.

1.4 PREBID MEETINGS
A. Prebid Meeting: See Document 002513 "Prebid Meetings."
B. Prebid Meeting, In Person: A prebid meeting for all Bidders will be held at 1200
    Meadowbrook Rd, Jackson, MS 39206 on May 31st at 10:00 a.m., local time.
    Prospective prime Bidders are requested to attend.
C. Bidders' Questions: Architect will provide responses at Prebid conference to Bidders'
    questions received up to two business days prior to conference. Submit requests for
    clarification and interpretation using method indicated in Instructions to Bidders.
D. Site Walkthrough Meeting: A site walkthrough meeting for all Bidders will be held at
    Project location directly following the Prebid Meeting. Prospective prime Bidders are
    requested to attend.

1.5 BIDDING DOCUMENTS
A. Bidding Documents, Printed: Obtain after May 15th by contacting Purser &
    Company, PA @ bidding@purserandcompany.com. Documents will be provided to
    prime Bidders only. Only complete sets of documents will be issued.
    1. Deposit: $150.00.
    2. Shipping: Additional shipping charges of $35 will apply.
    B. Bidding Documents, Electronic: Obtain access after May 15th by contacting
    bidding@purserandcompany.com. Online access will be provided to all registered
    Bidders and Sub-Bidders and suppliers through https://planroom.jaxblue.com/.

1.6 TIME OF COMPLETION
A. By submitting a Bid, Bidder represents that Bidder will begin the Work on receipt of the
    Notice to Proceed and will complete the Work within the Contract Time indicated in the
    Bidding Documents.

1.7 LIQUIDATED DAMAGES
A. Work is subject to liquidated damages.

1.8 BIDDER'S QUALIFICATIONS
A. Prequalification: Invited Bidders must have been prequalified by Owner prior to
    submission of Bids.
B. Licenses: Bidders must be properly licensed under the laws governing their respective
    trades.
C. Insurance and Bonds: A Performance Bond, separate Labor and Material Payment
    Bond, and insurance in a form acceptable to Owner will be required of the successful
    Bidder.
D. Contractor's Qualification Statement: A completed AIA Document A305, "Contractor's
    Qualification Statement," with all exhibits will be requested from one or more Bidders
    following receipt of Bids.

Send $150.00 ($185.00) if shipping is required.) non-refundable deposit check to Purser & Company, PA, 160 McTyere Ave. STE B., Jackson, MS 39202 and place order for sets through Jackson Blueprint Online Planroom.

Payment must only be made using a deposit check and cannot be paid for with a credit card.

Documents will be delivered/shipped only upon receipt of check; expedite process by sending an electronic copy of deposit check to Email: paul@purserandcompany.com Orders will be delivered/shipped within 1-2 business days of deposit receipt. Deposits are required from all bidders.

ADDENDUM DISTRIBUTION

Existing planholders will be notified by email upon the release of any addendum. Failure to order bid sets through Jackson Blueprint and not being on the planholders list may prevent you from being notified of issued addenda. Printed copies of addendum will be available as part of your bid package upon request by contacting Jackson Blueprint.

Addenda notifications are sent via email from the mail account of “notification@jaxblue.com” and could be flagged as spam by your company network firewall. To prevent not receiving timely notification of these addenda, please contact your company Information Technology Manager and ask that he “white list” the domain of jaxblue.com to prevent emails from being captured.
